Conifer Home Sales and the impact of Highway 285 Expansion

US Highway 285 is a major US highway that runs north to south.  It cuts through Denver and is known as Hampden Avenue in the Denver area.  The route was and still is a two lane highway in many parts.  As it exits Denver it cuts through Conifer Colorado.  As the only highway to Conifer this made commutes to Denver and back sometimes slow and dangerous.  This caused many who would have liked to purchase Conifer real estate and escape to the mountains, to rethink their plans. 

But over the past ten years, the Colorado Department of Transportation and Jefferson County has realized the importance of expanding the highway to four lanes and began that expansion at the foothill entrance of Highway 285 back in the late 1980's.  This has been a major undertaking with much blasting and moving of earth being required to make the necessary room for the expansion.  This constant construction also made it inconvenient for sellers with Conifer homes for sale as the delays and hassle of this construction also caused many to stay away.

But as of the Summer of 2007, US Highway 285 is now a four lane highway all the way through Conifer and heading into the neighboring cities of Pine, Bailey and beyond.  This has increased the accessibility of Conifer and Conifer real estate is now a very appealing option to those relocating to Colorado and the Denver area. 

The commute from Conifer to the heart of Denver is between 30-45 minutes and is the same for commutes to the Denver Tech Center located in the south part of Denver.

In addition, a new commercial development was begun in 2005 known as the Conifer Town Center.  This $65M project which covers over 40 acres has brought one the country's largest Safeway stores and also many additional well known stores and restaurants.

So combined with the US 285 Highway expansion, as well as the commercial development which is slated to be comleted by 2008, tremendous growth and appreciation is expected for Conifer Colorado real estate.
